Analisis Kepuasan Kerja, Passion Kerja, dan Motivasi Kerja terhadap Intensi Bertahan Karyawan pada PT Ciputra Residence (Studi Kasus Citra Maja City)

This study aims to analyze the influence of job satisfaction, work passion, and work motivation on employees’ intention to stay at PT Ciputra Residence (Case Study of Citra Maja City). The property sector, characterized by high sales targets and fluctuating market dynamics, requires companies to maintain workforce stability in order to ensure organizational sustainability. This research employed a quantitative approach using a survey method involving 90 permanent employees through a saturated sampling technique. The research instruments were measured using a 5-point Likert scale and analyzed through validity and reliability tests, classical assumption tests, and multiple linear regression using SPSS. The results indicate that job satisfaction, work passion, and work motivation have both partial and simultaneous positive and significant effects on employees’ intention to stay. Partially, work motivation has the most dominant influence (β = 0.561; t = 9.226; p < 0.05), followed by job satisfaction (β = 0.390; t = 6.386; p < 0.05) and work passion (β = 0.287; t = 4.701; p < 0.05). Simultaneously, the three independent variables significantly influence intention to stay (F = 64.450; p < 0.05), with a coefficient of determination (R²) of 0.692, indicating that 69.2% of the variance in intention to stay can be explained by these variables, while the remaining 30.8% is influenced by other factors outside the research model. These findings highlight that enhancing job satisfaction, strengthening work passion, and effectively managing work motivation are crucial strategies for maintaining workforce stability and reducing turnover potential in the property sector.
